Today we did an inspection on a home just south of Tampa, Florida. The customer called and he had 2 complaints. The homeowner complained the home was always warmer that the rest of his neighbors and several ac ducts were dripping condensation. The owner installed a new windows, a new HVAC unit and a new variable speed pool pump. These were all installed to reduce the electric and keep the home cooler. The electric bill did drop $40/month, however the home still runs a little warm in the summer.
Upon inspection, we discovered the home did not have adequate insulation and the previous homeowner wrongly installed a low-quality radiant barrier. The problem was that a radiant barrier was installed on top of the insulation and not installed to the roofing rafters. This is the WRONG way to install a radiant barrier. On a second note, this is not the correct type of radiant barrier to be used in an attic.
Location:
Sun City, Florida
Concern:
The home still feels warms after upgrades and several ac ducts have water dripping from them.
Cause:
Radiant barrier was incorrectly installed on top of the attic insulation and there is not enough attic insulation depth in the attic.
Correction:
Remove all the radiant barrier, re-seal all the ac duct boots and add 8″ more fiberglass attic insulation.
